To have a proper selling process, please be ready with the following property documents:
- Certified True Copy of Transfer Certificate of Title (Land)
- Certified True Copy of Condominium Certificate of Title (Unit)
*some parking spaces have separate titles from the condo unit - Certified True Copy of Tax Declaration (Land)
*for building/improvements/parking space, a separate Tax Declaration is required - Real Estate Tax Clearance for Current Year
- Certificate of Non-Improvement if property is bare and without structures such as a house or a building
- Original Real Estate Tax Receipts – Current Year
- Lot Plan / Subdivision Plan
We can assist in obtaining some of the documents from the Registry of Deeds for a fee.
Other requirements for the seller/lessor:
- Government issued ID
- Marriage certificate (if applicable)
- Special Power of Attorney (if you are not the property owner)
For property photos, please ensure these are in high-resolution and they highlight the best part of your property. We can also assist you in taking photographs of your property.
